Our inspector will go through each room of the house testing doors, windows, and outlets. The inspector will test all plumbing fixtures, flush toilets and note the water pressure reading at the time of the inspection.

Photos are taken to document findings.  Leaking fixture valves are common. 

  


Most built-in appliances are tested to make sure they operate, and hook-up locations are noted. 

Sometimes a photo of a leaking "air gap" helps explain what an air gap is. 

 


During the inspection the inspector will view the roof, attic and under-home (if available). 


Sometimes items such as roofs can look very different up close, and a photo helps the client understand any deficiency. 


Problems under a house can be severe and costly.

This is damaged sub flooring below a leaking shower pan. 


Poor workmanship can be a problem, which even the current homeowner does not know about. 

This is a copper to galvanized connection that will corrode over time. The homeowner previously paid a contractor to replace all the original galvanized lines, but obviously didn't get what they paid for. 


This is an electrical update that the homeowner thought had been performed perfectly. You can also see all the debris left behind from the roof change.
 


These are the types of items your inspector may find.

Hopefully, the inspector finds very little and your purchase goes smoothly. But wouldn't it be nice to know that you hired a professional and have the peace of mind that comes with knowing that all these things had been checked before you buy your home.

Have your home inspected by NRES or any other quality home inspection company before your escrow closes, and this includes a new home as well. Builders can make mistakes that can be viewed by an inspector's critical eye before they become a problem.
